About Spann Land Sales

Spann Land Sales is owned and operated by the Gary Spann family in Cosby, Tennessee.   The family includes Gary's wife, Elizabeth, son Randy and his wife, Crissy, and daughter, Kathy Lynn and her husband, Kevin.  Gary and Elizabeth moved to Cosby about 12 years ago.   Gary is a retired electronics engineer and his wife, Elizabeth, is a retired English teacher.  They are members of Newport/Cocke County Chamber of Commerce.

Gary Spann says that he is a laid-back person who loves sharing the peaceful, tranquil atmosphere of this area of Tennessee with others.  He believes in treating people the way he wants to be treated. He says, "What pleases me most, is taking someone out and finding the property which gives them that 'warm, fuzzy feeling'.  If they don't get that 'warm, fuzzy feeling' then they haven't found the right property yet."  With this attitude, is there any doubt why much of the Spanns' business is through referrals from their many satisfied customers?

Owner Financing Available

The Spanns are land developers, not real estate brokers, and there are no real estate fees involved in the transaction.  They own the properties they sell and offer financing, if needed.  The normal procedure is 20% down, and the remainder is financed over 5 - 20 years at the prevailing interest rates.   A warranty deed is issued with a mortgage lien filed against the property for the outstanding balance.
